Booking and Payment
For bookings made 8 weeks or more in advance, the booking for Redcot will be effective when a deposit of at least one third of the holiday price (rounding up to the nearest pound sterling) has been received. Up to that time it will be a provisional booking, and provisional bookings are normally held for a maximum of 7 working days. The full balance will be payable not later than 8 weeks before the holiday begins.
For bookings made less than 8 weeks in advance, full payment must be made at the time of holiday booking.
Security Deposit
Each booking is subject to a £150 (or 200 Euro) security deposit which is payable by cheque at the time of the booking. The cheque is held, unbanked until the end of the holiday period. Upon a satisfactory inspection of the property, the cheque will normally be returned within one week of the last day of the holiday period. If there are any problems and costs have been incurred, for example, damage to Redcot property, late departure or to cover additional cleaning, the security deposit cheque will be banked and the Visitor will be contacted to discuss the issue(s) and what costs have been incurred. The deposit balance is returned by cheque.
Cancellation
If the Visitor wishes to cancel a booking, they must give notice in writing as soon as possible. On receipt of the written cancellation, if the cancellation date is more than 8 weeks prior to commencement of the holiday, only the deposit will be forfeited. If the cancellation date is less than 8 weeks prior to commencement of the holiday, the full rental charge will be incurred. However, we will endeavour to re-book Redcot for the holiday period and, if successful for the whole or part of the period, will refund the relevant proportion of the money paid.
If, after 14 days from the date on which full payment is due, full payment has not been received by then we may cancel the holiday booking and the deposit will be forfeited.
In the extremely unlikely event that there is a need to cancel arrangements made for the Visitor whether before or during the holiday period provided that such cancellation is necessary due to circumstances beyond our control e.g. damage to property, we will return to the Visitor the relevant proportion of the money paid by the Visitor to us in respect of the accommodation and will not otherwise be liable for any loss caused by cancellation.
Change of Booking
Transferred bookings are not normally permitted e.g. a change in the Visitor or a transfer from one date to another.
Maximum Numbers of Visitors
Occupation must be limited to a maximum of 10 persons for Redcot unless agreed by prior arrangement. We reserve the right to retain a proportion of the security deposit if there is reasonable evidence that the limit has been exceeded.
Services
The holiday price will include towels, linen and all charges for water, gas, electricity. Fuel for the open fire is not included.
Pets
One well trained dog is permitted in the property on condition that they are not allowed upstairs, on the furniture, and especially the beds, nor left unattended in the accommodation. An additional charge of £20 per week will be made. No other domestic pets can be accepted.
Visitor Obligations
The Visitor will be responsible for all payments and for any damage whether caused by the Visitor or his or her party. The Visitor agrees to make his or her party aware of these terms and conditions.
The Visitor agrees to keep the Accommodation and its contents in the same state of repair and condition as at the commencement of the holiday period (reasonable wear and tear excepted). Breakages and damage must be reported as soon as possible.
The Visitor and his or her party are asked to comply with any reasonable regulations relating to Redcot of which the Visitor has written notice. Such regulations will be found in the Information Pack, typical examples would include any local conditions regarding parking, heating, waste disposal and recycling.
The Visitor must not use the Accommodation except for the purpose of a holiday by the Visitor and the Visitor’s party during the holiday period, and not for any other purpose, for example, wedding receptions.
The Visitor must not use the Accommodation or allow its use for any dangerous, offensive, noisy, illegal or immoral activities or carry on there any act that may be a nuisance or annoyance to any neighbours.
The Visitor agrees to ensure that the Accommodation is left reasonably clean and tidy. The Visitor agrees to pay a reasonable charge to cover the expense of removing large items and excessive rubbish, the relocation of large items of furniture and additional, unusual cleaning required because the Visitor fails to comply with this condition.
Smoking is not permitted inside Redcot.
Comments/Complaints
Every reasonable care will be taken to ensure that Redcot is presented to visitors to a high standard. Should the Visitor find on arrival that there is a problem or cause for complaint, the Visitor should contact us immediately. Reasonable steps will then be taken to assist the Visitor. In the event that problems aren’t reported before the end of the holiday period this may affect our ability to investigate complaints and may impact on the way that a complaint is dealt with.
If the Visitor wishes to comment on his or her stay a comment/suggestion book has been provided.
Arrival and Departure Times
The Visitor and his or her party must arrive after the arrival time (3:00pm on the first day of the holiday period) and depart before the departure time (10:00am on the last day of the holiday period). Any stay that extends over this period will be subject to a charge being made due to lost time for the caretaker and cleaners.
The Visitor will be issued with a set of keys to Redcot on the first day of the holiday period and the Visitor must return them on the last day of the holiday period or the date of departure, if earlier. Failure to do so will incur the cost of a replacement set.
Our Right of Entry
In the unlikely event that we may need to enter Redcot during the holiday period in order to undertake emergency work, immediate access must be granted.
